Bridging

Rebridging loans

Is your bridging loan coming to an end before your exit is ready? A rebridge refinances your existing bridge onto a new short-term loan, giving you the time you need to sell or refinance.

When your bridge is ending

More time, before the deadline becomes a problem

Bridging loans are short term, often around 12 months. If works overrun, a sale takes longer than expected or a refinance is not ready, the loan can reach its end date before your exit is in place. Going past that date can mean default interest, extra fees and a lender that wants its money back.

A rebridge replaces your current bridging loan with a new one from a different lender, extending your timeline. The earlier you start, the more options you have: ideally two to three months before your current loan expires.

Sand running through an hourglass

Common reasons to rebridge

Works have overrun

Refurbishment or conversion works are taking longer than planned, so the property is not yet ready to sell or refinance.

Sale is taking longer

The property is on the market or under offer, but the sale will not complete before the loan is due.

Refinance not ready

A longer-term mortgage needs more time, for example to show rental income or meet a lender's ownership requirements.

Planning or legal delays

Planning decisions, title issues or third-party delays have pushed back your exit.

What lenders usually want to see

  • Current loan details: a redemption statement from your existing lender, including any default interest or fees.
  • What has changed: a clear explanation of why the original exit has been delayed.
  • Progress so far: evidence of works completed, marketing, offers or refinance applications.
  • A revised exit: a realistic, evidenced plan for repaying the new loan.
  • Up-to-date valuation: the property's current value, reflecting any works completed.
Act early. A rebridge arranged before your loan expires is usually simpler and cheaper than one arranged after default interest has started.
